Please feel free to have a look at the contract forms we will use to purchase your property.  We will go over them in detail, but many of you will want to have the opportunity to read them prior to making an offer.  

Buyer Contract Forms

Below is a brief outline of the services you can expect by retaining Texas Ranch and Home Realty as your Exclusive Buyer's Agency.

  • Educate you in the overall home buying process.
  • Explain Agency in Texas (who represents whom?) and general Real Estate Law.
  • Assist you in loan pre-qualification, understanding the financing options available to you, and arranging financing if needed.
  • Work with you to evaluate your needs and wants and locate properties that fit.
  • Schedule appointments and show you properties in your price range and/or preview the properties on your behalf to eliminate those that don't meet your specifications.
  • Ability to show you all available properties, including For Sale By Owner (FSBO), new homes, MLS listed, and foreclosures.
  • Once a suitable property is found, research and supply you with all available information to help you make an informed decision.  This includes:
  • Provide a market analysis of recently sold comparable properties.
  • Help identify any potential problems or issues that might affect the value.
  • Advise you on structuring an appropriate offer to purchase the property.
  • Present the offer to the seller/seller's agent on your behalf.
  • Advise you on negotiation strategy to accomplish your goals.
  • After we have an accepted contract, assist you in completing the transaction.  This includes:
  • Guidance in the home inspection process, analysis of the condition, negotiation of any required repairs.
  • Advise and assist with overcoming issues with the lender, the title commitment, the appraisal, the survey.
  • Provide recommendations for other service providers (e.g. plumbers, HVAC repair, carpenters, attorneys, CPA's, Tax advisors, Home Warranty, etc.) if needed.
  • Keep you informed.
  • Accompany you to closing to help explain any questions on the documents, and ensure that the HUD1 settlement statement accurately reflects the contract terms.
  • Always available to help and advise on any issue that may arise before or after closing.
